Pros

This company has an entrepreneurial mindset where new ideas are tested frequently to fulfill the goal of being a best in class operator. This is a fast paced environment in a growing company with great collaboration between departments. ALP is always looking to improve in all aspects. This is not only felt in use of technology, processes, and people to complete the company goals, but also felt as an employee where senior management is focused on employee satisfaction. Great place to work!

Pros

One of the most organized property management companies I’ve worked for. The focus on light industrial business parks makes the portfolio relatively straightforward to manage, with minimal common areas. Standard property management perks come with the job. There are regular company wide meetings that include executive leadership. HR is a a incredible one man show, highly effective and supported by a strong third-party platform, Insperity.

Cons

Advancement is not clearly structured and often requires sustained performance above your role without formal recognition or compensation. Employees are routinely expected to take on responsibilities beyond their level before being considered for promotion. Career path discussions and promotion conversations are not always followed through on, and in sometimes go unanswered. Growth opportunities are limited unless you are willing to take on a significant workload beyond standard expectations. Despite the company’s claim to having growth, turnover is high, with roles being backfilled rather than representing true company growth. Leadership direction shifts frequently which creates inconsistencies companywide. There is also a high level of micromanagement and unrealistic expectations of property managers to meet KPIs that there isn’t physically enough time to do as one person. There is a noticeable breakdown in communication between market-level and director-level leadership. This impacts how contributions are represented, resulting in employees not always receiving appropriate credit and creating a lack of clarity around performance and advancement. Transparency from leadership is inconsistent. Communication can rely heavily on corporate language without providing clear or actionable direction, which can erode trust over time. There is a lot of gossip and lack of professional boundaries. Sensitive employee matters have been shared inappropriately, which undermines confidence in leadership and workplace culture. SOPs are frequently adjusted in response to underperformance rather than addressing root causes through training and accountability, shifting additional burden onto high-performing employees.
